Sunroom Planning Guide
The three kinds of room, which one fits your deck and budget, and what each typically costs in Winnipeg, MB.

A screen room is an aluminum frame with fine mesh walls and a solid roof over your deck or patio. It keeps the bugs and the rain out and nothing else; it is a May to September room. A three-season sunroom replaces the screens with glass windows, usually sliding with screens behind, and stretches the season from April to October. It is not heated and not insulated like the house.
A four-season sunroom is a real addition: insulated walls and roof, thermal glass, a frost-protected foundation, and its own heat. It is used every day of the year and adds living space the way a framed addition does, usually at a lower cost per square foot because the structure is engineered panels rather than site-framed walls.
Measure the width of the wall the room will attach to, and the depth from the house to the edge of the deck or patio. Note the height from the deck to the underside of the eave or the second-floor windows, because the sunroom roof has to fit under or flash against it. Common room sizes run 10 by 12, 12 by 14 and 14 by 20 feet.
A sound existing deck with footings below frost can carry a screen room or a three-season room. A four-season room needs its own frost-protected foundation, so it usually gets new piles or a slab. The direction the wall faces matters too: south and west give the most sun and the most heat, east gives morning light and cool evenings. Send us the numbers and we lay it out on paper.
Winnipeg sits on clay that heaves with freeze-thaw, carries real snow loads, and swings from minus 35 to plus 30. A room designed for a warmer market shows it within a few winters: panels separate at the joints, the roof sags, the floor cracks. Rooms built here get frost-protected footings or an engineered slab, a roof stamped for Winnipeg snow load, and flashing that handles spring melt against the house.
Glass matters as much as structure. Single glazing is fine for a screen-to-glass upgrade you only use in summer. Double, low-emissivity, argon-filled glass is the Winnipeg standard for three-season rooms because spring and fall are long. Four-season rooms use the same glass as a new house or better, and heating is sized to the glass area, not the floor area.
In the Winnipeg area in 2026, a solid-roof patio cover typically runs $6,000 to $14,000 and a screen room on an existing deck $8,000 to $20,000. A three-season glass room around 12 by 12 feet typically runs $30,000 to $60,000, with the low end on a sound existing deck and the high end on a new pad with a glass roof. A four-season room the same size typically runs $60,000 to $100,000 or more, and larger custom additions $100,000 to $150,000 and up.
For context, the large franchise builders in Ontario publish 12 by 12 three-season rooms starting around $60,000 and four-season rooms starting around $71,000 before tax, and Alberta builders quote attached 12 by 10 rooms with permits at $30,000 to $40,000. What moves a project within its range is the foundation (deck versus pad versus piles), the glass package, the roof style, electrical and heating, and access for the crew. A written quote lists each of those so you can see exactly what you are paying for.
A four-season room is an addition and always needs a building permit, drawings and engineering. Most three-season rooms do as well, and electrical work needs an electrical permit. Rules differ between the City of Winnipeg and the rural municipalities, and setbacks to property lines apply. We confirm them for your address as part of the quote.
A screen room or three-season room is usually finished in one to two weeks on site once the materials arrive, which takes four to eight weeks. A four-season room takes four to eight weeks on site. Most are installed May to October; design and permits are best done in winter. A well-built four-season room is counted as living space by appraisers; a three-season room is not, but it sells the house.
